Owners will get 30% profit share on profits generated by the hotel management company from room rentals and service provisions. There will be no additional expenses, as management fees, maintenance and insurance are all included. The complimentary use of 30 days p.a. is inclusive of utilities and daily housekeeping.
Payment Schedule and Financing
They are 3 different payment plans available:
- Cash at signature of contract
- A 2 years interest free payment plan, 35% at contract – 15% 6 months later, 25% 1 year later and remaining 25% 6 months later
- Developer’s finance – a loan up to 5 or 10 years with 30% deposit at signature
To reserve a unit, a non-refundable deposit of THB 100,000 is required.
The service fee is charged for the maintenance of the common areas of the development and is set at 45 THB per m2 per month, payable in each year in January for the current year, except at the time of title transfer. In that case, the fee will be payable on the date of transfer, on a pro rata basis for that particular year. The service charge fee will be waived if the owners take part of the rental programme.
The sinking funds are THB 100,000 – 200,000 according to unit types. This is one-off, payable upon taking possession of units.
A 5-year construction guarantee is available for all the residences.
The development is offered with a leasehold structure in combination with a subscription to a defined number of shares in the Thai company which owns the land. The land lease is of an initial term of 30 years with two additional terms of 30 years if contractually agreed.
This structure offers optimal control and security to the lessees of the land as they are shareholders of the Thai landlord company.
