The architect designed villa options will be made up of three different villa types
The modern Cayman villas boast a minimum of 2,000 sq.ft living space and range from 2 to 4 bedrooms.
Bespoke architectural drawings is delivered for each plot including all the construction documentation required for building your contemporary villa in the Cayman Islands.
The developer will submit the documentation and architectural designs necessary to obtain the licenses for construction as well as manage tenders and the construction of the property.
Full interior design services will also be provided.
The freehold plots are delivered complete with full infrastructure in place, including road and connection to the island’s power supply.
Once payment terms are fulfilled, you will receive full title on your plot granting freehold ownership protected and guaranteed by the Cayman Island Government Land Registry Department.
Buy Back Option
If you are seeking a guaranteed return on your investment you can choose to include the developer buy-back option when purchasing a plot.
The buy-back option provides the developer with the opportunity to repurchase a plot at any time during the 5 year payment period at 20% above the purchase price.
In exchange for the buy-back option the developer agrees to pay the investor a guaranteed return of 20% over 5 years (4% per annum).
If the buy-back option is exercised you will still receive the full 20% return with the outstanding balance compounded into one final payment.

Purchase Details
In addition to the cost of the land and the architectural drawings that are included, construction costs are estimated to USD200-250/sq ft depending on the design option and the villa configuration.
All relevant due diligence has been carried out on each building plot by one of the leading law firms on Grand Cayman. Copies of all the necessary documentation are available upon request.
Each plot of land is purchasable under the following terms:
- Reservation Fee £2,000 paid upon signing of the Reservation Agreement
- Deposit due within 7 days of reservation
- Remaining balance is paid every quarter over 5 years, interest free
